Several times, we have received inquiries from investors who are interested in building their own house and are wondering if it is possible.
It is important to note that, despite the earlier practice where residential houses were built with the help of friends and relatives or someone with some construction knowledge, today such a thing is not possible without professional qualifications and approvals.
In short, family houses and multi-residential buildings can only be built by legal entities, i.e., companies, or individuals (craftsmen) who are registered for construction activities.
There is, however, one exception where you can build a house yourself for your own needs, not as a company or a business, but as an individual.
Individuals who have completed an undergraduate professional study or an undergraduate university study in architecture or civil engineering and have passed a professional exam for construction work can build for their own needs.
Such a house, which a qualified and authorized person builds for their own needs, must be entirely residential, or at least 70% of the gross construction area must be intended for housing. Additionally, such a house may not have more than two residential units.
In this case, the investor, who is also the builder, must entrust professional supervision to another authorized person, and on the construction signboard, the builder must be listed as an individual with their full name.
