Design as an exceptional value
It is generally well known that high-quality design greatly contributes to the sales of a product.
Well designed restaurants see greater numbers of guests. Well-conceived buildings and well-designed apartments reach higher prices and are sold faster. The better the design of rental apartments, the longer the booking season, in addition to the higher prices.
How to furnish vacation rentals is still a hot topic on Croatian market, which, despite constant growth in the number of visitors, also sees a very fierce competition of the hosts.
In the past, most private hosts furnished and equipped their apartments in a similar manner. In such state of affairs, the ones with the best booking ratios were the ones closest to the shoreline.
Today, vicinity of the shoreline is still important, but it is not a decisive factor. It is the complete experience that counts, and it includes design, amenities, and functionality.
One of our case studies
In this context, we would like to discuss one of our recent projects on the island of Korčula, in a vacation house where until recent years only the upper floor had been rented out to tourists. The lower part of the house had originally been used as a garage and a water tank, and was later transformed into the owner’s apartment.
But in 2016, the ground floor was completely refurbished. The foundations were re-dug and reinforced in order to provide for appropriate height (2,55m) and lighting of the space.
The apartment comprises 48 square meters, and it consists of two large spaces, a bedroom and a living room. The living room can also be used as a bedroom. Both rooms have their own bathrooms and the terrace can be accessed from both. By its spatial organization and size, the apartment is suitable for a family with three children, or for couples who like spacious interiors.
ALREADY SUCCESSFUL IN YEAR ZERO
Although the apartment had been refurbished only shortly before the summer season, the results were surprising. One guest booked the apartment only on the basis of the 3D model, before the works were even finished. Rather brave, don’t you think?
As soon as the first photos were published, and subsequently the first reviews, numerous other bookings followed. During the high season, the majority of the guests were families, while in the postseason most of the guests were couples. In 2016, the bookings for this apartment continued well into October.
Have we mentioned that the house is not that close to the shoreline? There are at least five rows of houses in front of it, and some ten minute walk to the sea.
The design of the apartment and positive perception of the space won in the race against all the other apartments with average furnishings and, as Croats would say, “feet in the sea” location.
The architectural design of the apartment was published in one of the most widely read lifestyle magazine supplements dedicated to design: Dom and Vrt (Home and Garden), Večernji List.
